how do most contractors price out a new home? do they price it furnace plus duct/ then gas piping and venting is another price. ventilation bath fans hrv dryer venting is another price. air conditioning is another price. fireplaces another price . it seems these builders are getting cheaper as the bigger companies are buying up all the land and theres no more small builders left just wondering how others bid on houses
When you tender, each builder will have their own customized scope of work and specifications.
Usually you price out a base price for each model, which includes the rough in and all ductwork and ventilation, the furnace installation, rental water heater installation and the heat final.
The extra gas lines and humidifier or AC are usually priced out seperately. Usually another tender will be awarded for fireplaces and duct cleanings.
I use a customized excel spreadsheet to input the square footage and number of runs and it factors in my labor costs.
Keep your margins low and you will be awarded with some big contracts. Hire a good service team, because fast paced residential new home construction can be a war zone.
