Merv 10 or merv 11 for condo??

I doubt you will find much difference with static pressure between a MERV 10 or 11 filter.

12 or 13  will block too much pressure for the condo .?

Just try one out, every system is different. Without taking static pressure measurements before and after all anyone can do is guess.
