Temperature regulation problem with my Mitsubishi Zuba-Central

Hi,

I guys, hope you can give me couples hint or cues to find my problem.


Thermostat is a Par21
External Unit a HA36

Here what's happen with my Zuba. The problem is more apparent when the outside temperature is between -15C to -30C.
Here what happen inside temperature is set to 22C on my Par21. The temp. never go 22C stay most of the time at 20C and sometime go to 21C. I already change the Par21 still have the same problem with the new one.
What can cause that?

The machine is built to run to -30C. The machine is equip of an electric resistance heater.

Can't tell precisely but I build this house in 2010 at time insulation norm.

Well that doesn't exactly help.  If it works most of the time when it isn't that cold then its safe to say there's issue there, could be a.number of things, perhaps the defrost cycle isn't running long enough in the extreme cold.

If it's worked fine since 2010 there may be a small refrigerant leak.  Check the welds inside and outside for signs of oil.  They likely have flare fittings outside, instead of welds, that may be leaking refrigerant.

A loss of refrigerant could cause a loss in performance.
