Position Title: Purchasing Specialist
Position Type: Permanent Full Time

Position Description:

Under the direction of the Contracts Manager, the Purchasing Specialist supports the overall procurement process and delivery of products/services to multiple high-volume communities through providing quantity and cost estimating, entering and ensuring accuracy of project information in the system and purchasing services in adherence with generally accepted home building principles and builder standards. Also provides support to the Design Studio by carrying out pricing of pre-planned options and extras, addressing day-to-day concerns of site and office staff related to items in the Design Studio, inputting model specific book codes in the JD Edwards database and carrying out maintenance of the database as directed. This involves performing various independent tasks as well as assisting the Contracts Manager and working to provide The Best Homeowner Experience.

Responsibilities include but are not limited to:

•Adhere to division-wide and departmental processes & requirements for purchasing and production information required for entry into BuildPro and JD Edwards, and act as the key gatekeeper ensuring consistency, accuracy and adherence.
•Assists with the review of drawings for consistency between architecture, sales & marketing information; ensures conformance with JDE system requirements
•Maintains and updates ERP with takeoff’s, selection rules, and template setups
•Maintains and updates the Design Center Options Master database in JD Edwards as required under the direction of the Contracts Manager. Carries out product build-up (cost code assignment) templates with assistance as required for PPOs
•Assist in Option & Site/Lot Specific Cost Build-Ups.•Assist the Contracts Manager as required in limited analysis of cost comparison and differences in products and services
•Work with the Design Studio updating and working through discontinued product on offer as well as updating and upgrading offerings in keeping with design trends on a regimented schedule•Support the Design Studio through troubleshooting product library information in JDE and ensure system information is adequate for use
•Prepares area take-offs from working or design drawings for budgeting and/or tendering purposes; assists in the peer-review work process.
•Performs initial review of bids and identify any clear discrepancies, following up with trades as required under direction of the Contracts Manager.
•Assists in the resolution of invoice discrepancies and resolving issues involving trades and/or builders as required. Provides clarity and assistance to trades and sites related to upgrades, options sold and scopes of work.
•Assists in resolving problems and concerns, providing clarity and assistance to trades and sites related to upgrades, options sold and scopes of work.
•Participates in site visits in order to check performance of trades against scope of work/contract.
•Releases Purchase Orders appropriately to meet construction schedule.
•Manages lumber take-offs including;
oEnsuring take-offs are completed in order to meet time lines
oRevision of take-offs to reflect actual usage determined through site walks
oEnsuring suppliers have the most current information

Position Qualifications:

Education & Experience
•College Diploma in Architectural Technology or Construction Project Management and/or relevant relatedpractical experience.
•Five years or more of progressive experience in the residential construction industry, including experiencegained through education cooperative program placements.
•Fully conversant with the Ontario Building Code (Part 9)
•Experience with reading/checking architectural drawings in AutoCAD;
•Experience in lumber estimating preferred.
Skills and Attributes
•Strong mathematical aptitude required
•Self-motivated, prioritizes tasks and works independently with minimum supervision.
•Strong analytical ability required to accurately compare and contrast trade price quotations.
•Strong computer skills in MS Office (Word, Excel). Competent in AutoCAD.•Previous experience in JD Edwards would be preferred.
•Ability to prepare and analyze budgets and reports.•Understanding of the processes of budgeting, tendering and construction.
•Excellent communication skills – verbal and written.
•Excellent organizational and time management skills with ability to meet deadlines.
