Ontario Code for inlaw suite above garage?

Hey guys new here. Our super old shop heater bit the dust this summer. Its an old relic of a unit. We need a new one. The issue is we have an inlaw suite above our garage now (newish install). Were in the process of getting permits after the fact (looooong story lol) and we need to replace the unit.

My question is what sort of natural gas fired unit is approved for this type of situation? We've hired an HVAC tech but hes taking quite a long time to get back to us with options. I'm more or less trying to educate myself on the situation as I heard that you need a special unit due to gas release going upstairs.

Are there sealed units that are approved for this type of install? We dont want gas fumes heading upstairs (although the living space is going to be sealed off completely). The old unit never seemed to have an issue with fumes but we do want to be safe.

As long as the garage was fireproofed and sealed I don't see a problem.  It doesn't sound like any ductwork runs from the garage into the house.  We just want to make sure the garage is completely drywalled and sealed, so that fumes from vehicles won't enter the house.  This would also protect you if the heater ever started producing CO.
